Seasonal Maintenance:
Fall
- Have your heating system checked every two years
- Clean or replace filters each month during heating season
- Replace door weatherstripping if needed
- Check windows and skylights for a tight fit
- Cover outside air conditioning units
- Check that ground slopes away from the foundation
- Clean leaves from roofs and downspouts
- Drain and store outside hoses
Winter
- Turn off electricity to water heater and drain tank. Refill tank and turn on electricity
- Clean Humidifier and replace the media (the porous, sponge like material)
- Vacuum bathroom exhaust grilles
- At infrequently used fixtures (spare sink) run water briefly to fill trap
- Test plumbing shut-off valves for operation and to prevent seizing
Spring
- Have wood fireplace/stove chimney cleaned and serviced
- Have air conditioning system serviced every two years
- Clean or replace filters each month during cooling season
- Examine foundation for any cracks or leaks and repair as required
- Check downspouts for any loose joints or obstructions, ensure water flows away from foundation
Summer
- Check basement cold water lines for condensation or dripping and use a dehumidifier if necessary
- Check operation of all windows and lubricate as required
- Lubricate garage door, garage door opener, motor and chain
- Check and repair window and door caulking
- Check exterior wood and trim for signs of deterioration, clean/repair/replace as needed
- Remove or trim any plants that contact or penetrate siding or brick
- Check the overall condition of the roof. Examine flashing for signs of cracking or leakage
- Caulk cracks in driveway and walkways as needed
